Renovation and alternative solutions

Most of our work is in buildings that already exist. When the original system can't simply be swapped like for like, we look at the building as it is now and find a solution that works, complies and can be maintained.

Renovation schedule: common situations

R-01The system is old or failing. Phased-out refrigerants, rising repair bills, poor comfort.Survey and test what's there, then compare repair, partial replacement and full replacement with prices, so you decide with the facts. We reuse existing pipe routes, penetrations and power where testing shows they're sound.
R-02The building's use has changed. Retail to car park, office to clinic, warehouse to showroom.Rework the ventilation and air conditioning for the new use and the Building Code (G4, NZS 4303, AS 1668.2), and support the consent with producer statements.
R-03There's no room for the usual answer. Shallow ceilings, no plant space, tenancy or heritage limits.Alternative layouts and equipment: jet fans instead of long ductwork, slim ducted or cassette units, relocated outdoor units, and penetrations planned with the builder.
R-04The building has to stay open. Offices, schools, places of worship, family homes.Staged replacement and after-hours work, with a programme agreed up front so the building keeps running.
R-05Power or budget is limited. Small switchboards, tight budgets, landlord and tenant splits.Right-sized inverter equipment, staged upgrades, and options priced separately so the work can be phased.

Project Alternative solution · 2024

Retail to indoor car park, Mt Roskill

Al Manar Trust converted part of an existing retail building into indoor parking. The consented design used an alternative solution: jet fans that push air towards a roof exhaust fan, controlled by carbon monoxide sensors, instead of a fully ducted extract system.
