What we install, upgrade and look after

We choose the system for the building, not the other way round: how it's used, when it's occupied, what power and plant space there is, and who will maintain it.

SYS-01

VRF / VRV systems

Multi-zone heating and cooling with individual room control. A common replacement for ageing chillers and multiple split units in offices and schools.

SYS-02

Chilled water

Air handling units, fan coil units, pipework and valves. Upgrades, partial replacements and connections to existing central plant.

Packaged and ducted DX

Rooftop packaged units and ducted splits for retail, hospitality and open-plan spaces, sized to the real load.

Split and multi-split

Wall, cassette, ceiling and floor units for smaller tenancies, server rooms and meeting rooms.

Mechanical ventilation

Outdoor air, toilet and general exhaust, and heat recovery, designed and balanced to NZS 4303.

Thermostats, time schedules, CO sensors and connections to building management systems, set up so people can actually use them.

Speciality Renovation & alternatives

Upgrading central systems in buildings that are already running

Replacing commercial HVAC is rarely a straight swap. The building has changed, the rules have changed, and the people inside still need to work.

  • Condition survey first. We check what can stay (pipework, ducts, risers, power, penetrations) before anything is priced.
  • Options, priced separately. For example: repair and extend life, replace the plant only, or move to a different system such as VRF.
  • Alternative solutions when the standard design doesn't fit: jet fans instead of long duct runs, relocated plant, or a different system type, developed with the designer so it can be consented.
  • Staged work in occupied buildings, floor by floor or after hours, with a programme agreed with you and your tenants.
  • Change of use handled properly: ventilation and air conditioning reworked for the new use, with producer statements for council.

Ventilation

Mechanical and car park ventilation

Fresh air is a Building Code requirement as much as a comfort one. We install and commission ventilation for offices, community buildings, toilets, storage and enclosed car parks.

  • Outdoor air and exhaust systems to NZBC G4 and NZS 4303
  • Enclosed car parks to AS 1668.2, including jet fan systems with carbon monoxide control

M-03 Maintenance & operation

Keep it running after handover

Planned maintenance agreements for commercial systems: scheduled visits, filters, coils, drains, refrigerant and electrical checks, controls settings and a written record of every visit. Contract clients get priority when something breaks.

We also help with operation: time schedules, seasonal set-points and tuning, so the system isn't heating and cooling an empty building.

Questions

Common questions from owners and builders

Can you work while our building stays open?

Yes. Most of our commercial work is in occupied buildings. We stage the work by floor or zone, do noisy or disruptive tasks after hours where needed, and agree the programme with you and your tenants before we start.

Do you provide producer statements?

Yes. We provide PS3 producer statements (construction) for the mechanical work we install, along with commissioning results and as-built information for the code compliance certificate.

Can you price from consultant drawings?

Yes. Send the drawings and specification and we'll return a priced scope with quantities, inclusions, exclusions and any questions about the design.

Our system is old. Should we repair or replace it?

It depends on its condition, its refrigerant, how much the repairs cost each year and how the building is used now. We survey it and give you both options with prices, so the decision is based on numbers rather than a sales pitch.

Do you design systems, or only install them?

Both. We design and build smaller systems ourselves. For larger or consented projects we work with the building services designer, and we often help develop alternative solutions when the original design doesn't fit the building.
